The first thing you need to do, is get to KNOW your local market. Where is the demand? If you decide you want to rent to a specific market (as mentioned in the previous post), but there's no demand there, you will lose money. So first things first, what types of rental properties are in highest demand in your area? What are the rents? What properties are for sale that are in that market? How do they compare to each other? What has sold in that market?
Are you planning on buying something and fixing it up then renting, or are you wanting something tenant ready?
You might want to try to find a mentor on here that is in your area, that would be willing to help educate you, etc.
